Browse Buy, Rent, or Shortlet, or ask Kunle in plain language. Every listing is reviewed before it goes live. When you find a property, you contact the agency or developer, tour it, review the papers, and pay them directly. Ilé does not take the purchase money.

Yes. A listing does not go up until the Ilé team has checked the developer and the land. If they don't pass, they don't list. Verification is not a substitute for your own lawyer's title search before you pay.

Use the search bar on Buy, Rent, or Shortlet. Type a location, then open Filters for price, bedrooms, bathrooms, and property type. You can also ask Kunle, for example “3-bedroom in Lekki under 80 million.”

Kunle is Ilé's search assistant. Tell him what you want in everyday language, like area, budget, beds, or a payment plan, and he will pull matching verified listings. He can also answer questions about how buying on Ilé works.

Tap the heart on any listing to save it. Sign in or create an account so your wishlist stays with you across devices. Open Wishlists from the menu whenever you want to come back to what you saved.

Verified means our lawyers have already checked the developer, we have looked at public buyer stories, not only the papers they send, and we have searched the land for existing lawsuits. If a plot is already in court, it does not go up. You should still take the file to your own lawyer before money moves.

For land and homes in Nigeria, the usual file includes a survey plan, the root of title (often a C of O, or an excision and gazette), a deed of assignment, and governor's consent where it applies. Ask the agency which of these sit on that property, then have a lawyer and a licensed surveyor confirm them.

Yes, and you should. Ilé runs a legal search before listing, but that does not replace a search by your own lawyer at the land registry. Do it on the original or a certified copy, not a screenshot. If a seller resists a search, walk away.

Open the listing, contact the agency, tour the site, and review the papers. Payment is made directly with the agency or developer, not through Ilé. Get a written offer and a receipt that states exactly what you paid for. You can see the property and the paperwork before any money moves. That visit costs you nothing.

Some developers offer installment plans: a deposit, then monthly payments. Longer terms usually carry more interest. Development levy and infrastructure fees, where they apply, are typically paid on top of the plan and are not spread across the months. Not every listing has a plan. Check the installment calculator on the property page, or ask Kunle to find listings that fit your monthly budget.

The headline price is rarely the full cost. Ask about legal and agency fees, survey and title perfection, development or infrastructure levies, and estate service charges. On an installment plan, interest is added to the base price. The property page shows the breakdown for that listing.

An account lets you save wishlists, keep asking Kunle after the daily guest limit, and, once you buy, track the property, payment progress, and documents in one place.

Yes. After you complete a purchase with Ilé, it appears in your account under My Properties, with payment progress and the paperwork tied to that home or plot.

Send buyers to theileapp.com/documents. If they are not signed in, they will log in (or create an account) and land on the customer details form. The same page is also under Account → Documents.

Kunle is Ilé's AI assistant for finding property. Ask in plain language and he will search verified listings, explain payment plans, and answer questions about the platform.

Yes. You can ask Kunle without an account. Guests get 5 questions per day. Sign in for unlimited questions.

Yes. Tell him your budget, preferred area, and whether you want to pay outright or in installments. He can search by monthly payment and deposit, then show listings that fit.

Yes. Many buyers search and shortlist from abroad. You will still want a local lawyer, and often a power of attorney if someone is signing or inspecting for you. Virtual tours are available on listings, and you can contact the agency from the property page.

Yes. On a listing, tap Request virtual tour, share your details and a preferred time, and we will help arrange it with the agency.

Ilé works with verified developers and sellers. Fill in the listing form with the property details and photos. Our team reviews every submission before anything goes live. Browsing Ilé is free; listing fees, if any, are explained before you commit.

Before a developer can list, our lawyers check them. We also look at public buyer stories, and we search each plot for existing lawsuits. If they don't pass, they don't list. Buyers can still tour the site and review the papers before they pay.
